Selling Land

How I Tell the Story on a Listing

Pat Porter, broker at RecLand Realty, is often asked how to tell the story on a listing and how many photos are enough. Well, people love stories, and that doesn’t change when they search rural land for sale. A well-written description, quality photos, videos, and drone imagery – along with the right asking price- can motivate a potential buyer to take action and make an offer.

Pat explains how successfully revealing the story of a property requires the agent to dig in their heels and do some prep work. Buyers want to see the main things, and that includes access to the property. Focus on key features, and most importantly, agents should never hype or oversell. The listing description, photos, and videos should sufficiently communicate a property’s most compelling features and unique appeal. The goal is to help the buyer imagine themselves owning the property and help them to form an idea of how the property could improve their lifestyle.
